SERENITY RIDGE PROPERTY DESCRIPTION
Property Location and Lot Description
This furnished, luxury log home was completed in 2006. The property location is in The Homestead development in Wears Valley. The Homestead is a restricted development with a large amount of green space and underground utilities. The road leading to the property is wide and county maintained. This private 2.13 acre lot is a prime lot on a ridge facing southwest. The asphalt drive provides an easy access to the log home. Views include short, medium, and long range mountains. When the leaves are down the mountain view from the deck is panoramic. This area wont be overdeveloped as in other areas of Wears Valley.
Design Details
This luxury log home was built by Tennessee Log Homes as a future retirement home for the owners. The foundation is poured concrete. The logs are 8 x 12 square with the second floor exterior being cedar shakes. The 1000 sq. ft. of decking is cedar. The interior carpentry is very detailed and a work of art. The interior wood is white spruce, pine, Douglas fir, and maple. Most of the exterior doors and windows are premium Andersen; the interior doors are Home Technology solid pine. This home is very solid and well built.
The size of the home is 2700 sq. ft. on the first and second floors, with an additional 300 square feet finished in the basement. Most of the first floor area opens into the great room and dining / kitchen area. There is a guest toilet room downstairs as well. The master bedroom is downstairs and includes a large bathroom with air jet tub, 4 x 5 tiled shower, toilet room, dual sinks, and closets. All of the bathrooms exhaust to the exterior.
The guest bedroom is upstairs. Instead of having a third bedroom upstairs the area opens into the loft area and was designed as an office to create a large open area on the second floor.
There is a large kitchen with plenty of maple Kraftmaid cabinets (same as in the bathrooms). The kitchen countertops are quartz. The range hood exhaust to the exterior.
The 1600 sq. ft. basement is partially finished. It has a fully finished pool room, and there is a laundry room, and closet underneath the basement stairs that is completed. A fourth bathroom is pre-plumbed along with an additional sink area. A 240V outlet is wired for an infrared sauna. Much of the finishing work in the basement has already been completed including a drop ceiling, lighting and electrical outlets. With a minimal amount of capital the basement can be finished and customized by the next owner depending on what they want to do with this luxury log home.
Well and Plumbing
Well water flow rate is 63 gallons per minute from a depth of 485 ft. The total mineral content is 7 ppm; this is good tasting water. The water pipes leading to the exterior faucets (4) do not pass through the water softener except for the luxury hot tub water line. There are two 50 gallon hot water heaters with one dedicated to the master bathroom.
Heating and Cooling
The incoming electrical line was upgraded to 325 amps for plenty of power for the HVAC and hot water heaters. The HVAC is a Trane, 5 ton, 16 SEER heat pump. The air handler is variable speed. Included are an electrostatic air cleaner, UV light, humidifier, and fresh air exchange. There are four return vents in the home. This system will easily heat and cool the basement as well as the rest of the home. The warranty is a transferable 10 year parts and labor warranty.
There are two furnace rated, direct vent fireplaces. These are located in the great room and master bedroom. An additional wall gas heater is in the pool room in the basement.
Structured Wiring
This home is wired better than most businesses. The Levinton structured wiring system includes a 24 jack phone panel, cable TV distribution modules, and internet gateway / ethernet switches. The data and phone cables are Belden bonded pair cat5e rated at 350MHz. The coaxial cable is Belden and rated at 3GHz. Data ports, phone ports, and coaxial ports are distributed throughout the home. Comcast has not made it out to Serenity Ridge yet but is scheduled to this year. BellSouth does not have DSL in this area yet as well. Presently a Dish satellite provides the TV entertainment.
Also included in the structured wiring is an intercom system, whole house audio (ABus), and alarm system. The intercom and audio are the same cat5e Belden wire. The great room includes pre-wiring for a plasma TV over the mantle with the satellite speaker wire pre-wired on the opposite side of the room. The wiring behind the paneling over the mantle is accessed from one of the lockable closets in the office area.
Landscaping
Landscaping at this time includes 10 planted white pines and 10 planted cypress for privacy when the leaves are down. Bushes are planted in the front of the log home with the home surrounded with pine straw for low maintenance. The dead pines from the pine beetle infestation have been cut down. Most of the trees are oak and maple.
The paved drive is 350 feet. A gate could be installed on the driveway for privacy. Facing the log home the septic, buried propane gas tank, electric box, telephone box, and compressor are on the left. To the right of the log home is an open space and stone walkway leading to the basement door and lower deck where the hot tub is located.
Property Usage
My wife and I built this luxury log home to retire to in 10 years or so. This log home was not specifically built as a rental cabin. The design was altered to allow rentals but it is primarily designed as a main residence. Lisa wants to stay in Nashville now and the four hour drive is just too much for weekend getaways. So we are selling our dream home.
Since late February of 2006, our log home has been rented through Majestic Mountains Cabin Rentals. With the log home now fully completed we have raised the rental rates and believe we can raise rates again this year as repeat business accumulates. This is the highest occupancy rental for Majestic Mountain in our classification. If you purchase this beauty and want to continue to gain some revenue we would suggest staying with Majestic Mountain.

Our cabin is a Tennessee Log Home. 8" x 12" square logs, dove tailed joints, cedar shakes on exterior first and second floor, white pine tongue and groove interior, white spruce tongue and groove ceiling, Douglas fir interior trim.
